No sections to join on site, no months of trades coming and going. The house arrives finished, gets set on your foundation, and after hookups and final touches you're moving in.
For a lot of the families we work with, especially on acreages and farms, an RTM is the best of both worlds. You get the space and feel of a custom-built house with the speed, quality control and predictable cost of factory construction. It's how we'd build for ourselves, and after 65 years in this business we don't say that lightly.
What makes an RTM different
People use the words modular, manufactured and RTM interchangeably, and honestly, even folks in the industry blur them together. Here's how it actually works.
Every home we sell is a modular home in the eyes of the building code. That means it's factory built to the Alberta Building Code and certified under CSA A277, the same standard of construction as a site-built house, verified by independent inspectors at every stage. What changes between our product lines is how the home is delivered and what it sits on.
Our single-section homes are built and moved in one piece at widths from 16 to 24 feet, and they suit everything from leased land communities to acreages. RTM, which is the industry's term for ready to move rather than a building code category, is what we call our premium line: our widest, largest homes, also delivered in one complete piece, and typically placed on a basement or crawlspace. Once an RTM is on its foundation, you would never know it wasn't built there. Neither will your appraiser, and that matters for financing and resale.
One term worth being careful with: a manufactured home, properly speaking, is a home built to a different standard called CSA Z240 MH, and new homes built to that standard are generally not permitted in Alberta. If you see the word manufactured used casually, it's usually just someone describing factory building. Everything on our lots is built to the Alberta Building Code, full stop, and carries the certification label to prove it.

Our RTM lineup
RTMs are our premium line. These are our largest floor plans with our most upscale finishes, ranging up to around 2,300 square feet, with two to five bedrooms. Plans like the Wendy, the Chinook, the Homestead and the Oaksville give you open living areas, real primary suites and the kind of kitchen people build their day around.
Every one of them can be customized. Move walls, change finishes, rework the ensuite. Our design help is complimentary and we'll work the plan until it fits your family, not the other way around.

Our RTMs are built by Triple M Housing right here in Lethbridge, engineered for the snow loads, wind and winters of wherever in the province the home is headed. We handle delivery and setup across Alberta, and we've spent decades getting homes down gravel roads, around tight corners and onto foundations in every corner of the province. Before anything is finalized we look at your site so there are no surprises on delivery day.
Because the home is built indoors while your foundation and site work happen at the same time, the whole project moves quickly. A typical project runs around four to six months start to finish, compared to a year or more for many site builds.

Can I get a regular mortgage on an RTM?
Yes. An RTM on a permanent foundation is financed like any other house, with standard mortgages and standard appraisals.
Do you deliver RTM homes to acreages?
That's most of what we do. Acreages, farms and rural lots across Alberta. We assess your site and route ahead of time so delivery day goes smoothly.
